The Verge Orlando offers a variety of modern floor plans, including studio, one bedroom, two-bedroom, three-bedroom and four-bedroom apartments.

Our community is designed to support your everyday routine with spaces to relax, recharge, and stay connected. From a fully equipped fitness center and penthouse lounge to a rooftop terrace, coffee bar, and study lounges with private rooms, there is always a place to work or unwind. Outdoor courtyards with grilling stations, a firepit, and hammock garden create space to gather, while features like reserved garage parking, a secured package room, bike racks, EV charging, and a dedicated trash and recycling program add everyday convenience. Inside each apartment, you will find fully furnished layouts with wood-style plank flooring, stainless steel appliances, in-unit washers and dryers, and a 55-inch smart TV, with select homes also offering private balconies and walk-in closets.

Applicants may qualify by using one of the following options:
Guarantor
A guarantor is typically a parent or guardian who is financially responsible for the lease. Guarantors must reside in the United States and have a valid Social Security number. A minimum credit score of 600 and income equal to three times the monthly base rent is required. Proof of income is required, and all guarantors must pass credit, background, rental history, and income screening.Self-Qualification

Leap is a 3rd party screening process that allows residents to qualify for an apartment without a guarantor by paying a small monthly fee instead. -
Water, Sewer, Trash & Pest control are included in the rent, with trash containers located near each building onsite. Electric & Wi-fi are not included and are billed monthly through the resident portal based on usage. Wi-Fi is billed annually through your Tech Fee paid at the beginning of each lease term.

The Verge Orlando is pet friendly with weight and breed restrictions. A one-time non-refundable pet fee and monthly pet rent apply. Please contact the leasing office for more details.

Tours can be scheduled by contacting the leasing office by phone or booking directly through our website. Walk-in tours are also welcome!

Yes! Our on-site maintenance team is available 24/7 to assist with repair requests and apartment concerns based on the level of priority.

For urgent maintenance emergencies, please contact the office during business hours or follow the after-hours call prompt. Emergency requests may also be submitted through the resident portal by selecting emergency priority. For life threatening emergencies, please contact 911.

Rent is due on the first of each month and is paid through the resident portal.

Yes. Renters insurance is required for all residents. Residents are automatically enrolled in our renter's insurance program but may provide proof of their own coverage to meet this requirement.

Each apartment includes essential furniture, with some items varying by floor plan. Please refer to the floor plan layouts listed on our website for specific details.

Subletting is not permitted. Residents may reassign their lease by finding a qualified replacement.
Lease Reassignment Guidelines
Residents must notify the leasing office of intent to vacate
The current resident is responsible for finding a qualified replacement
An assignment fee equal to 85% of one month’s rent applies
All outstanding balances must be paid before reassignment is finalized
Lease concessions do not transfer
The new lease rate will match the original lease rate
Rent is not prorated
Reassignment Process
Resident notifies the leasing office
Replacement completes an application and meets all rental criteria
Replacement signs a new lease
Current resident pays the reassignment fee and clears all balances
Original resident responsibility ends once the replacement moves in and pays rent

Yes. Unit transfers are available for an additional transfer fee. Please contact the leasing office to discuss available options.

Each unit has a designated mailbox, and residents have access to the mailbox with a mailbox key issued at move in. For packages The Verge has partnered with Fetch. Fetch is a package service that receives your deliveries and lets you schedule a convenient time for them to be delivered straight to your door.

Yes! We offer parking. We offer standard parking and reserved cover parking spaces for an additional monthly fee.

Guest parking is available around the property marked with a V. There are limited spaces on a first come, first served basis.

No. The total rent for the lease term is a set amount and is payable in advance in twelve equal monthly installments.

You’ll need to bring a government-issued photo ID and be prepared to complete your Inventory & Condition Form within 48 hours of move-in.

No. The Verge Orlando follows Fair Housing guidelines and leases to anyone who qualifies, regardless of student status. While the community is designed with students in mind and is located near UCF, applicants are not required to be enrolled as students in order to lease.

The Verge is on the UCF Shuttle Route (currently Route 3). The shuttle stops on-site at The Verge and at the designated stop on the UCF campus.
